For Investors — your purchase, made legible

Buying off-plan means paying for something you can't see yet. CautaManage gives you a portal that makes your purchase legible: a payment plan tied to real construction milestones, the same progress your developer tracks, shared project documents — and at handover, the login you already have simply becomes your owner portal.

Getting access

Your developer invites you from their side once your purchase is recorded. You'll receive an email with:

  • your Facility Code and Login ID,
  • a secure link (valid 24 hours) plus a one-time PIN to set your password.

Sign in at cm.cautamanage.com. If your link expired, ask your developer to re-send the invite.

My Purchase — what you see

You land on My Purchase, with five tabs:

Overview

Your unit, purchase price, deposit, installments paid, outstanding balance, and the project's overall construction progress — plus your next installment: how much, when it's due, and which construction milestone triggers it.

Payment plan

Every installment with its due date, amount, status (paid / due now / scheduled) and the milestone it's tied to — including that milestone's live build status. The schedule explains itself: a payment falls due when the work it pays for is actually reached.

Paying in-portal

If your developer has enabled in-portal payment, tick the installments you want to pay, pick Paystack (card / mobile money) or Hubtel, and pay without leaving the page — card and MoMo open in a secure overlay. The installment flips to Paid automatically the moment the gateway confirms. If something interrupts the payment, nothing is marked paid and you can safely try again.

Progress

The full construction schedule: every milestone's name, planned and actual dates, and completion status — the same list your developer manages, so "how's my unit coming along" has a real answer.

Documents

Project documents your developer has shared with buyers — permits, approvals, certificates — served over short-lived secure links (reload the tab if a link expires).

Snag list

During handover inspections, defects recorded on your unit appear here with severity and status, through to resolution.

You'll also hear from us

Without you chasing anyone:

  • Installment reminders — before each due date (7 days, 3 days, day-of) and once if a payment falls overdue.
  • Construction updates — an email whenever a milestone on your project is completed, with the overall progress.

Handover — keys in, same login

When you take handover, your developer approves it and your account is upgraded in place: same Facility Code, same Login ID, same password — but now with your owner portal: pay bills, report maintenance, book amenities, register visitors, manage your unit. Your purchase history (payment plan, progress, documents) stays available under My Purchase on your dashboard.

Troubleshooting

Symptom What it means
"The investor portal is not enabled for this facility" Your developer hasn't switched the portal on yet — ask them
"No purchase is linked to your account yet" Your login exists but the sale isn't linked — ask your developer to re-invite you from the sale record
Payment stuck on processing Confirmation is webhook-driven and can take a couple of minutes; the portal re-checks automatically. You'll never be charged twice for retrying after a failed payment
Invite link expired Links live 24 hours — ask your developer to resend
